These Terms govern your use of Roomii's property discovery platform. Please read them carefully before browsing, listing, or contacting a property owner.

1. Acceptance of Terms
These Terms of Use ("Terms") govern your access to and use of Roomii, a real estate discovery platform operated by roomii, headquartered in Pune, Maharashtra, India, available at roomii.in and any associated web or mobile applications ("Platform").
By creating an account, browsing listings, or otherwise using the Platform, you agree to be bound by these Terms and our Privacy Policy. If you do not agree, please discontinue use of the Platform immediately.
2. Eligibility & Account Registration
- You must be at least 18 years of age and legally capable of entering into a binding contract under Indian law.
- Accounts are created via mobile OTP authentication. You are responsible for keeping your account credentials confidential.
- You agree to provide accurate, current information when registering, listing a property, or contacting another user.
- Roomii reserves the right to suspend or terminate accounts that provide false information, violate these Terms, or engage in fraudulent activity.
3. Nature of the Platform
Roomii is a listing and discovery platform that connects property owners, builders and agents ("Listers") with prospective buyers, tenants and investors ("Users"). Please understand the following about how the Platform operates:
3.1 Not a Party to Transactions
Roomii is not a real estate broker, agent, or party to any sale, purchase, or rental transaction between a Lister and a User. We do not hold, transfer, or handle any transaction funds, security deposits, or brokerage payments between users.
3.2 0% Brokerage Model
Roomii does not charge brokerage fees to Users for connecting with Listers. Listers may be charged a separate listing or subscription fee for using the Platform, as described on our Pricing page — this is unrelated to and not a substitute for brokerage.
3.3 Listing Verification
We take reasonable steps to verify listings before they go live, including checks for duplicate or suspicious postings and surfacing MahaRERA registration details where a Lister has provided them. This verification is a good-faith effort, not a guarantee — you are responsible for independently confirming a property's legal status, ownership, and MahaRERA registration (at maharera.mahaonline.gov.in) before entering into any transaction.
4. User Conduct & Listing Rules
When using Roomii, you agree that you will not:
- Post false, misleading, duplicate, or unauthorized property listings.
- Impersonate any person or entity, or misrepresent your affiliation with a property.
- Use the Platform to solicit users for services unrelated to property discovery, or for any unlawful purpose.
- Scrape, harvest, or use automated means to extract data from the Platform without written permission.
- Upload content that infringes intellectual property rights, or that is defamatory, obscene, or unlawful.
- Attempt to interfere with, disrupt, or gain unauthorized access to the Platform's systems.
Violation of this section may result in listing removal, account suspension, or termination, at Roomii's sole discretion, and may be reported to law enforcement where applicable.
5. Fees & Payments
Certain features — such as premium listing plans for agents and builders — may require payment, as described on our Pricing page at the time of purchase. All fees are quoted in Indian Rupees (INR) and are exclusive of applicable taxes unless stated otherwise. Payment processing is handled by third-party payment processors; Roomii does not store your full payment card details.
6. Disclaimers & Limitation of Liability
6.1 No Warranty on Listings
Listing content (price, availability, photos, specifications) is provided by Listers. Roomii does not independently guarantee the accuracy, completeness, or current availability of any listing. Prices and availability can change without notice — always confirm directly with the Lister before making decisions.
6.2 No Investment or Legal Advice
Nothing on the Platform, including area guides, blog content, or FAQs, constitutes financial, investment, or legal advice. Real estate purchase decisions should be made after independent due diligence and, where appropriate, consultation with a qualified legal or financial professional.
6.3 Limitation of Liability
To the maximum extent permitted by applicable law, Roomii and its officers, employees, and affiliates shall not be liable for any indirect, incidental, or consequential damages arising from your use of the Platform, or from any transaction or dispute between Users and Listers, including but not limited to loss of money, property, or opportunity.
7. Intellectual Property
The Roomii name, logo, platform design, and original content (excluding user-submitted listing content) are the property of roomii and protected under applicable Indian intellectual property law. You may not reproduce, distribute, or create derivative works from Platform content without prior written consent, except for personal, non-commercial use in the ordinary course of browsing listings.
8. Termination & Changes to These Terms
Roomii may suspend or terminate your access to the Platform at any time for violation of these Terms, suspected fraud, or unlawful activity. You may stop using the Platform and request account deletion at any time via privacy@roomii.app.
We may update these Terms periodically. When we make material changes, we will update the "Last Updated" date on this page and, where required, notify registered users. Continued use of the Platform after changes take effect constitutes acceptance of the revised Terms.
9. Governing Law & Dispute Resolution
These Terms are governed by the laws of India. Any disputes arising out of or in connection with these Terms or your use of the Platform shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra.
